Decatur-Federal Station Area Plan: Denver, Colorado

Location:
Denver

Client:
The City and County of Denver

Project Partners:
Design Workshop, Denver Housing Authority

Project Type:
TOD & Mixed Use

The Project:
ArLand worked with a team of consultants led by Design Workshop, the City and County of Denver and the Denver Housing Authority on a plan for the Decatur-Federal neighborhood of Denver.  The area is characterized by the Denver Housing Authority’s Sun Valley community, proximity to Sports Authority Field at Mile High, the Platte River and the Auraria campus as well as location at the first light rail station outside of downtown Denver along the West Corridor.

Our Role:
ArLand provided the market study.  Working closely with the rest of the team, it developed a framework for the amount, type and density of future land uses as well as market and economic development considerations in planning and locating desired uses including, residential, retail, office, industrial, and entertainment.  The plan sets a long term physical vision and framework for the future development of this station area with a mix of land uses including entertainment, residential, and employment.  The plan resulted in a General Development Plan for the area.  ArLand also participated as a member of the team which won the project area a $30 Million HUD Choice Neighborhoods grant which is currently being implemented.  Development is underway.
